The cottage has the benefit of full gas fired central heating, and has four bedrooms - two doubles and two singles. Linen is provided. There is an open fire and a colour TV/video recorder in the cosy sitting room/diner, while the fully fitted kitchen incorporates a Bosch electric oven and hob, an integral fridge and a microwave. Originally the village school house, the original cottage dates back to the 1780s, and now offers a high standard of accommodation with superb views across the fells and mountains from all windows. The nice cosy lounge has superb open fell views, together with open fireplace, TV, DVD player and comfortable seating for 6 people. The well equipped kitchen has a traditional Belfast sink, fridge, dishwasher, washing machine, ample storage space and an oil-fired Rayburn cooker, which also provides heating and hot water for the house; a utility room provides the ideal place to store your coats, boots etc. The dining room again enjoys superb open fell views, and has a cast iron wood burner stove in brick Inglenook and traditional farmhouse table seating 6 adults. Upstairs are the three bedrooms, all with wonderful views - one double with original cast iron fireplace, one twin with traditional cast iron grate and another twin with traditional cast iron fireplace. Last but not least, the bathroom, which has a roll top bath on feet, shower, bidet, washbasin and WC. Derwentwater and Bassenthwaite, where ospreys have nested in recent years, are only five minutes away. Upper House and Lower House form a larger property called Lords Seat. As the names imply, Upper House is located over Lower House. They share a garden and each property has a private sitting area.

Lower House accommodates 4 people. It has a lounge/dining/kitchen area, cloakroom, bathroom (shower over bath), double bedroom and two single bedrooms (but additional single bed available to provide a twin bedroom).
Facilities at both include: travel cot, high chair, colour TV, video, DVD player, music system, freezer, dishwasher, washing machine/tumble drier, car parking. There are footpaths “from the door”. However the properties cannot accommodate pets and are non-smoking.
